No, unfortunately if you missed your counties deadline REPTF cannot help you appeal your taxes for this year, nor could anyone else.   • When is the deadline for filing my property tax appeal? Your Truth in Millage (TRIM) Notice will be mailed to you mid-August. Once received, you have only 25 days to file an appeal.  The deadline in Miami-Dade County is Sept. 18, 2009.  The deadline in Broward County is Sept. 18, 2009.  The deadline in Palm Beach County is Sept. 14, 2009.  If an appeal is not filed by the deadline you will have to wait until next year to appeal.

  • Why should I sign up early? There are many significant reasons to sign up months before your appeal deadline.   First, next year’s Proposed Property Taxes (2009) are based solely on activity during 2008.   • Will I have to go to a hearing or court? No.  When you sign up for the Bundle Package, we do all the paperwork, filings, and preparation, and appear on your behalf at hearings.

  • What if my appeal is turned down? Your property taxes will remain unchanged.  There are no penalties, and you can file again next year if you choose.

  • Is it worth filing an appeal if my assessed value didn’t change from last year to this year? Yes.  Just because your assessed value hasn’t changed doesn’t mean the value of your property hasn’t changed.

  • Do I have to hire an agent to protest the value of my property? No. You can handle the protest yourself. We offer you years of experience, knowledge of what the Appraisal District is looking for, access to information you probably can't get to, freeing up your time, and relieving you of the stress of having to confront the appraisers.

  • Do you handle Commercial Properties? Yes, but we handle them differently than our flat fee residential properties. If you have a commercial property we will do a preliminary analysis free of charge. If we feel as though you have a legitimate case we will proceed accordingly.

  • If I sign up for your service, where will the Appraiser’s Office and Value Adjustment Board mail all my notices? Once signed up, the only notice you should receive is your TRIM (Truth in Millage) notice. All other correspondence will be sent to our offices.

  • Why can't I just trust the tax assessor to make the correct changes each year? Tax assessors are appointed politically and given a somewhat impossible job. Most are  understaffed and cannot find the time to cover their territory of properties individually. Has the tax assessor ever come to your home?

    The tax assessor's job description is to protect the aggregate tax base and they will very rarely go out of their way to give someone a break. Their office maintains and stores data on each parcel it assesses.  Yet, most tax assessors will not go out of their way to re-evaluate each individual property even though substantial revisions are needed.  That would require an incredible amount of work.  Given these facts, it is interesting why so few home owners file property tax appeals each year. Only you can be sure you are not being taken advantage of.

  • Why don't more people challenge their high property taxes? Over 95% of people have no idea how to determine if they are being overcharged. The property taxing authorities do not want you to get curious about the value they place on your house and property. They do not have the time or manpower to establish accurate assessment figures. Since less than one percent of the population appeal their taxes, why should they worry about it? Fair and equal treatment is impossible and you have to check for overcharges yourself.
